What Rentwell Verified means — and what it does not mean.
1. What verification is
Rentwell Verified means that, on the inspection date shown, a Rentwell verification officer visited the property, completed Rentwell's inspection checklist and supplied photo evidence, and a Rentwell administrator who did not carry out the inspection reviewed and approved the report.
The verification date, reference and summary are shown on the listing. Verification is valid for a limited period (currently up to 12 months) and may be withdrawn earlier.
2. What verification is not
Verification is a point-in-time visual inspection. It is not a guarantee, warranty or certification of the property's condition, structural soundness, safety, legal title, ownership, planning or building approvals, or freedom from disputes, encumbrances or defects.
Verification does not confirm the conduct, honesty or financial standing of any landlord or tenant, and it is not a legal search, survey or valuation.
Conditions can change after the inspection date.
3. Your own checks
Before paying, view the property, read the tenancy agreement carefully, and where appropriate carry out your own enquiries, for example through a lawyer or a search at the relevant land registry.
4. Withdrawal
Rentwell may remove the Verified status if verification expires, information turns out to be false, material changes are made, or a substantiated complaint is received.
5. Officer standards
Only officers assigned to a property may submit its inspection report. Officers cannot approve their own reports. Officers must report honestly and must not accept payments or gifts from landlords or tenants.
