Landlord Terms

Additional terms for landlords and authorised representatives who list homes.
1. Who may list
Only the property owner or a person with written authority from the owner may list a property. Rentwell may ask for proof of ownership or authority at any time and may refuse or remove a listing without it.
2. Accuracy
You must describe the property truthfully, including location, condition, facilities, photos, annual rent and every charge a tenant will be asked to pay. Charges not shown in the Rentwell breakdown may not be demanded from a tenant who rents through Rentwell.
3. Verification
New listings are pending until a Rentwell verification officer inspects the property and an administrator approves the report. You must give reasonable access for inspection. Verification may expire and require renewal. See the Verification Policy.
After verification, structural details and charges cannot be changed directly. Changes go through Rentwell's change-request and re-verification process.
4. Applications and tenants
You must review applications fairly and promptly and must not discriminate unlawfully. Once a property is rented through Rentwell, you must not accept another tenant for the same period.
You must not ask tenants to pay outside Rentwell for a tenancy arranged through Rentwell.
5. Tenant payments and payouts to you
Tenants pay through Rentwell by bank transfer or Paystack card payment. A payment counts only after Rentwell confirms the bank transfer or verifies the card payment with Paystack. Only then is the rental recorded and the property marked as rented.
The charges a tenant pays are those in the property's approved Rentwell breakdown, which you can see in your dashboard. Any Rentwell service fee is one of those listed charges.
Rentwell does not currently publish a fixed payout schedule. Payout timing, any deductions and settlement details will be shown to you before the relevant transaction is completed, and are governed by the applicable transaction terms. Rentwell does not promise payout on any particular date or by any particular method until those details have been shown to you.
6. Your obligations under law
You remain responsible for your obligations as landlord under Nigerian law and applicable Cross River State tenancy laws, including the tenancy agreement, repairs, safety and any taxes or levies.
7. Removal
Rentwell may suspend a listing or account where information is false, the property is unavailable, verification fails or expires, or a complaint requires investigation.
